December 30 , 2010 VCH Homeowners, August 11 , 2010 Construction on the VCH project is in full force for the remainder of Phase 3 and halfway through Phase 4/5. Both Phase 1 and 2 have been completed. Phase 3 painting will begin this week. The last 2 stairs of the project (Buildings 14 & 15) will be complete by the end of Thursday including the new L-bracket installation. Phase 4/5 waterproofing is progressing as per the attached schedule. The stairs repairs for Phase 4/5 were completed Monday this week and all Trellis work is scheduled for completion by Thursday. The Lath paper installation on Phase 4/5 decks and stairs is scheduled to start today and continue through next week. Tile will follow the waterproofing completion and continue into next week. Stucco will being next week over completed deck and stair areas. Total project completion date is 9/8/10 pending any additional changes. Thank you. July 30, 2010 VCH construction has progressed in phase 4/5 with demo, rough framing and flashing. We will be finishing up stucco demolition on Thursday of next week and framing to be completed by Monday the 9th with all trellis, deck and stair rough framing. Waterproofing will begin next week, door knockers will be posted for access times. Phase 3 continued rain gutter re-installments, sealants at cold joints and j- molding. Guardrails are being re-installed. Top cap tile replacement is progressing and will be completed by next week. Monday the steel angles required by CO 17 will be delivered and installed Tuesday at buildings 14 & 15. Pick-up rough framing will be completed on building 14 & 15 at the stair side walls. The stairs treads are scheduled for removal and replacement at these locations next week. Phase 2 has been completed DGA to review. Phase 1 complete. July 15, 2010 We have passed our building 16 deck framing inspection. The framers have now added another crew to commence phase 4 trellis repairs. July 8, 2010 At The Villas of Calavera Hills demolition began today for the Phase 4/5 decks. Commencement was originally intended for start Tuesday which was delayed due to weather conditions. Framing removal and replacement is slated to begin on Monday next week for this phase. On Phase 3 the Lath portion is almost complete with stucco following right behind, a few areas on building 14 & 15, RE is awaiting an RFI response in order to proceed with repair. Deck Tile for this phase is slated to be done Friday of next week. Minor touch up punch list items are still pending for Phase 2, completion date for these items will be the 23rd of this month. June 11, 2010 Good Evening All, Phase 1: Punch walk review;was ;completed today, a few miscellaneous items are still pending and will be completed no later then Tuesday 15th. Mark with DGA will forward sign off report. Phase 2: The;color coat application has began on Fairfield, continued brown and scratch coat;throughout New Castle, final Lath inspection is set for Monday as well as painting to begin on railings. Completion for this Phase 2 will push slightly into the week of the 21st with minor touch up. Phase 3: Framing completed with the exception of 3 stair stringer locations (decks at these locations previously repair). Repair pending due to additional tread lead time, tenants will be notified with new repair schedule times. The waterproofing Conbase is scheduled for Tuesday, notices will be posted on Monday. Please contact RE with any questions,; May 21, 2010 Phase 1 Update: Next week RE will be working to secure all railings and substantially complete stucco work. The following week we will set rain gutters, paint and complete the phase with final cleaning! June 4th is our completion goal for Phase 1.
Phase 2 Update: Next week RE will continue to tile, set landings and begin the stucco process. June 18th is our completion goal for Phase 2.
Phase 3 Update: Demolition is nearly complete and next week we will begin framing.

RE TEAM May 10, 2010 As of today, until we have an opportunity to discuss with the board, RE will hold off from starting demolition on Phase 3. At this time will will finalize as many items as possible on Phase 1. Due to lead time for new landing planks, the completion of many tasks not possible. Our focus will be on securing guardrails and rain gutters as well as installing the new stair handrails. 3 sets of landing will be available for installation by Thursday this week and will be installed promptly. Landing demolition will start for Phase 2 on Tuesday and temporaries will be put in place for tenant access. We will continue tile installation throughout phase 2 and lath paper installation. Thank you, April 22, 2010 Quick update. We have revised the Waterproofing Phase 2 schedule and you can find it here. April 5, 2010 To date VCH phase 1 has completed 5 out of 9 deck locations with new tile. Framing, waterproofing, stucco lath are complete at all phase 1 deck locations as well as all 6 trellis systems being completed. Stucco patch and painting are still pending, unfortunately due to recent weather conditions phase 1 and phase 2 have experience delays. Posted are the revised Phase 2 stair and waterproofing schedules for tenant access times. Phase 2 tile demolation is complete and stucco demo should be finalized by this Thursday. Deck framing on 6 of the 10 deck location has been completed. Deck flashing will begin on Wednesday this week and waterproofing next week barring any weather variation. March 14, 2010 Calavera Hills,
March 11, 2010 We have posted an updated schedule where you can find it here and also in the project Docs section. February 12, 2010 VCH Week 1: The project commenced on Monday, February 8th and we are well under way. We are currently working in close conjunction with DGA (Diehl Group Architecture) to resolve some unforeseen issues. We should have a revised project schedule available by the end of next week. This revision should not affect the project completion date, but it will cause the start times for certain units to be adjusted. The tile and mortar demo of the 9 deck location on both Seaside Way and Winthrop Ave. are now complete. Once response has been received for some pending requests for information, we will continue the removal and replacement of structural framing at these deck locations. The painting of preinstalled lumber is scheduled to begin on Saturday, February 13th and should not have any affect on the tenants. The weatherproofing in place will remain as a precautionary measure until the exposed lumber has been protected.
